The Vice President of Operations will be responsible for the leadership and evolution of an owner managed portfolio of over 1000 units of market rate and affordable apartments, along with approximately 500,000sf of commercial space. Existing properties are in downtown Chicago, the suburbs and in Wisconsin. Full funding is in place and the Company is actively pursuing acquisitions, not only in these markets, but in other states, as well. Positioning property operations for the coming growth will be a major focus for this role. This position will report directly to the Company principals.

The Vice President of Operations is responsible for the day-to-day property and maintenance operations of the Company's portfolio. Working in concert with regional and site level personnel, the VP will be responsible for achieving pre-defined performance results in the areas of:

Annual NOI and Cash Flow targets
Physical condition of properties and annual maintenance costs
Capital planning and replacement reserve management
Resident satisfaction
Occupancy and turnover performance
Compliance with federal, state, and local laws, as well as applicable government agency requirements
Entire budget process, including scheduling, training, distribution, analysis and presentation
Monitoring of properties financial performance and variances
Optimization of training methods
Evolution of policies and procedures
Leadership by stressing integrity, service and professionalism
We believe this individual must possess:

A minimum of 6-10 years of progressively responsible property management experience, including both conventional and affordable and/or subsidized rental properties
Prior exposure to the renovation or value-add process
Bachelor's degree or higher
Experience creating, building and advancing internal operating procedures and systems
Track record of quantifiable results demonstrating improvement of processes and operating results in areas of financial management, staffing/personnel and customer satisfaction
Ability to travel on occasion
Excellent organizational, communication, critical thinking, analytical, planning, budgeting, reporting and people management skills
The Vice President of Operations role is critical to the Company's plans for growth.
